Ten People or Forty: Two Different Problems

Moganshan's supply curve has a gap in the middle: 42 properties sleep 20–29, but only 7 sleep 30–39. That gap sets your timetable, your strategy and your budget.

1. Read the supply curve first

Before choosing, know what the market looks like. We grouped our 100 listings by sleeping capacity, and the result is not a smooth curve but one with a clear gap:

  • Sleeps 10–14: 14 properties
  • Sleeps 15–19: 25 properties
  • Sleeps 20–29: 42 properties (the thickest bracket)
  • Sleeps 30–39: 7 properties (a clear gap)
  • Sleeps 40+: 12 properties

2. Why the gap appears around 30

Because property scale in Moganshan jumps rather than varies continuously. Two formats dominate: 6–10 bedroom family villas sleeping just over 20, and 15–20 bedroom estate houses sleeping around 40. Among our listings, 52 have 6–10 bedrooms and 20 have 11 or more, while only 5 have 3–5.

The middle — "just about right for 30" — is naturally scarce. It is not a lack of demand; scale economics simply push hosts towards larger or smaller products.

So if your group lands between 30 and 39, your situation differs from a 20-person group: it is not "which is better", it is "is there anything at all".

3. 10–19 people: supply is ample, so shift from finding to choosing

This bracket has 39 options, the second-largest pool in Moganshan. At this size you rarely need to worry about availability, and can spend your energy on criteria.

What matters most here is bedroom structure, not total floor area. Eighteen people across nine bedrooms and across six bedrooms are entirely different experiences — the first allows two to a room, the second forces sharing. If the group includes a manager, female colleagues, or anyone who needs privacy, too few bedrooms becomes a conflict immediately.

  • Confirm bedroom count and bed mix (how many king, how many single) rather than just "sleeps N".
  • At this size a compact standalone villa often beats a large estate: you do not need the ground, you need to be close together.
  • Watch the "no extra beds" properties: 28 of our 100 explicitly forbid them, so headcount must stay within the limit.

4. 20–29 people: the golden bracket

Forty-two options, the thickest supply, spanning economy to high-end estates. This is also the bracket where decisions are easiest to get right: enough choice to create competition, and therefore more room on price.

There is a second advantage: this size sits close to the capacity ceiling of many properties, so the cost per head thins out. Because a villa is charged per property, 20 people in a property that sleeps 20–29 is cheaper than splitting across two sets of rooms — and better serves the point of a retreat, which is being together.

If your numbers hover around 25, search at a ceiling of 29. Two extra arrivals then will not force you to book more rooms.

4b. 30–39 people: the bracket that needs the most planning

This is the thinnest bracket, with just 7 properties. The consequence of scarcity is direct: less room to negotiate on price, and a narrower window of viable dates. If you must travel at this size, start confirming a month or more ahead rather than the week or two a 20-person group needs.

A practical strategy is to round up: go straight to the 12 properties sleeping 40 or more. You have 30 people, but a property that sleeps 40 gives you more generous common space, more usable bedrooms, and a relaxed seating plan. The spare capacity is not waste — it is tolerance, and the most common surprise on a group trip is two extra people turning up.

6. 40+ people: the logic changes entirely

Past 40, you are no longer booking a guesthouse; you are delivering a small event. Only 12 properties qualify, and several extra considerations appear.

  • Can a coach get up the mountain, and where does it park? Narrow mountain roads and parking space are the most common blockage at this size — verify before booking.
  • Can everyone be seated at once? Splitting 40 people across two or three tables visibly weakens the sense of occasion.
  • Noise and neighbours. Forty people do not sound like twenty. Check the quiet-hour terms, and set expectations accordingly.
  • Staggered arrivals. Self-driving groups rarely arrive together; plan the room allocation and key handover in advance.
  • Invoices and contracts. At this size company process usually applies, so confirm invoicing and contracting early.

7. Under 10 people: ask whether you need a whole villa at all

The reverse case is easily missed: with only 8–10 people, a whole villa may not be the best value.

The value of a whole villa is privacy and freedom over the entire building. Below ten people, that may not justify the premium — you might need two or three rooms while paying for the whole property. If the point of the trip is accommodation rather than gathering, a regular guesthouse may suit better.

Of course, if what you are buying is not having to worry about disturbing anyone, the premium is worth it. The test is simple: are you trying to be together, or do you just need a bed.

8. A decision table by headcount

The whole article, compressed.

  • ≤10: first ask whether a whole villa is needed; if so, 1–5 bedroom properties.
  • 10–19: 39 options; focus on bedroom count and bed mix.
  • 20–29: 42 options; search at your upper limit to leave tolerance.
  • 30–39: only 7; round up to the 40+ properties; confirm a month ahead.
  • ≥40: only 12; settle coach, seating, noise and invoicing; confirm 1.5 months ahead.
