Forty is where Moganshan supply falls off a cliff. Most "whole villas" are designed for 20–30 people. Beyond that, you either combine several neighbouring properties or move up to resort-style accommodation with more rooms and grounds.
This list is filtered at 40+ guests. Beyond headcount, large groups have three hard requirements: whether a coach can get in and park (Moganshan roads are narrow; some villas simply cannot be reached by coach), whether the dining can take a big table (feeding 40 is not a small matter), and whether there is indoor space for everyone at once (annual meetings, retrospectives, games).
For 40+, lock your dates at least a month ahead. In high season (April–May, July–August, National Day) the large venues in Moganshan go to annual meetings and team trips well in advance.
Parts of Moganshan have height and width limits, so large vehicles cannot reach every property. Tell the host your mode of transport and have them confirm road access and parking.
Plenty of properties have a restaurant that seats 20. Eating in two sittings versus one is a completely different team experience.
An annual meeting for 40 needs a projector, sound and movable seating. Prioritise villas with a meeting hall or function room.
Large venues are scarce in high season. Confirm a month or more ahead, and check the payment and rescheduling terms.

Yes, and it is often the better solution — each villa keeps its own rhythm, but you need neighbouring properties and a single plan for meals and activities. Call us to work out a combination.
The standard Moganshan format is two days, one night: arrive in the afternoon, activity in the evening, outdoor time the next morning, home after lunch. Three days suits an annual meeting that needs full working sessions.
