How Much Does a Whole-Villa Stay in Moganshan Cost?

Whole villas are priced per property, not per person — which is why a per-head figure is something you calculate, not something you ask for. Six variables that drive the price, and five questions to ask when you enquire.

1. The first thing to unlearn: villas are priced per property, not per person

When people ask what a whole villa in Moganshan costs, they usually mean "per head". But the pricing unit is different from a hotel. A hotel charges per room-night, so one more guest means one more room. A whole villa is charged as one property: whether 12 or 20 of you stay, the price is the same.

Of the 100 Moganshan properties we list, 95 are rented as a whole villa and 5 as a whole floor. None sell individual rooms. That means "per head" is always derived: total price ÷ number of guests. The closer you get to the capacity limit, the lower it falls.

So do not open with "how much per person". Ask "how much for this property on that date" — the first gets you a landlord's mental estimate, the second gets you a figure you can hold them to.

2. The first variable is bedrooms, not headcount

Two properties that both "sleep 20" can differ substantially in price if one has 6 bedrooms and the other 13. The reason is simple: bedroom count reflects building scale, and building scale is the root of the cost.

Among the properties we list: 52 have 6–10 bedrooms, 20 have 11 or more, only 5 have 3–5, and 23 have 1–2. That last group matters — a 1–2 bedroom property still counts as a whole villa because the building is exclusively yours, which suits small gatherings and family trips.

  • Under 10 people: look at 1–5 bedroom properties. Fewer bedrooms, whole building, usually the friendliest rate.
  • 10–20 people: 6–10 bedrooms is the main battlefield, and the best-supplied bracket (52 properties).
  • Over 20 people: you are in the 11+ bedroom range (20 properties). Choice narrows sharply — start a month ahead.

3. Floor area decides what you can actually do

Floor area is the most overlooked field, and it determines whether your plans actually work. Two properties that both sleep 20 — one at 420 m², one at 1,000 m² — differ not in bedrooms but in common space: the first may only fit a dining table, the second can hold a dining table, an activity area, and a lawn where you will not disturb anyone.

Our listings range from a 45 m² whole-unit property to a 5,000 m² mountain estate. Larger usually means dearer, but the marginal cost falls: going from 400 m² to 800 m² typically adds less to the price than the usable space it releases.

4. Dates move in three steps, not a slope

Whole-villa pricing is not "a base rate, a bit more at weekends". It moves in three tiers: weekdays, then Friday/Saturday, then public holidays and the summer peak. The gaps between them can be wide, and the closer you get to your dates, the less room there is to negotiate.

One shift is worth spelling out. In peak season — summer and long holidays — the dominant guest at Moganshan is the family traveller, and whole villas are drawn towards selling rooms individually at a premium, which pushes whole-property rates up. By contrast, weekdays in April–June and September–November are the best-value window for group retreats, usually at a noticeably lower rate with far more flexibility on dates.

If your dates can move even slightly, going Sunday to Wednesday typically lands you a tier below Friday–Saturday. This is the most overlooked way to save on a whole-villa trip: you do not negotiate, you just move a day.

5. What sits on top of the room rate

The final bill is usually more than the room rate. Ask about each of these when you enquire, or expect surprises at settlement.

  • Cleaning fee: some properties exclude it from the rate, charged per property or per head and settled on departure.
  • Extra beds: 72 of our 100 listings allow them, 28 explicitly do not. Where allowed, they usually cost extra and are paid on site.
  • Deposit: most properties take a deposit at check-in, returned after inspection. Expect a higher amount for pets, events or kitchen use.
  • Kitchen and barbecue: most properties ask guests to leave them as found and dispose of rubbish; some charge an extra cleaning fee.
  • Dining: if the host books a restaurant or arranges a chef, the cost and menu are negotiated separately and are not part of the room rate.
  • Invoices: for company trips, confirm before booking whether an invoice can be issued and of what type. Chasing one after departure is painful.

6. Five questions to ask when you enquire

Compressed into five sentences you can read out. Ask them in this order and you can judge a property in three minutes.

  • "There are X of us, checking in on [date] and out on [date] — what is the total for this property?" Get a whole-property figure, not per head.
  • "Does that include the cleaning fee? How much is the deposit, and how is it returned?" Clear the hidden costs in one go.
  • "We are X people — are there enough bedrooms, and what is the bed mix?" Verify the configuration against who is actually coming.
  • "Are there quiet hours that night? We would like to sit outside in the evening." This decides how late your evening can run.
  • "Can you issue an invoice, and how long does it take?" Essential for company trips, and essential to confirm before booking.

7. Why we do not publish prices

You may wonder why a property site does not show prices. The reason is straightforward: whole-villa rates move with the date, and the same property can quote very differently across the year. Any static number would mislead.

The familiar "from ¥XXX" on OTA platforms is an unattributed floor price — click through and you usually find it applies to the quietest dates. Rather than publish a number that expires, we explain what drives the price so you can hold your own in the conversation.

So no listing on this site carries a price, but every one carries the fields that actually decide both cost and experience: capacity, bedrooms, floor area, events policy, quiet hours, extra beds and parking. Those are the inputs you need to choose and to negotiate.
