Does the Villa Have a KTV?

Across 100 verified Moganshan villas, 85 carry a KTV tag but only 56 have a real KTV, and only 12 allow singing past 23:00. How to read the label, the quiet hours and the headcount bands.

1. One label, two different things

In the tag system behind these 100 Moganshan villas, KTV and home cinema are merged into a single label. 85 properties carry it — 85 per cent of the dataset.

Break it down to the facility level and the picture changes: 56 explicitly list a KTV, 42 list a home theatre, and only 30 have both. Twelve have a theatre but no KTV, and a further 17 carry the tag while listing neither facility.

So "85 villas with a KTV" is not a number you can use. Fifty-six can host a singalong, 68 can seat a group for a film, and 30 can plausibly do either. Those are three different promises to make to a team.

2. Only 12 houses allow singing past 23:00

Looking at quiet hours across the 56 villas with a real KTV: 21 have no clause recorded, 15 set quiet from 22:00, nine from 23:00, four from 21:00, three from midnight, one from 20:00, and three record daytime hours only. In other words, only 12 allow singing past 23:00, while 20 require silence by 22:00 or earlier.

That is not what most people picture. A commercial KTV is a soundproofed business; a KTV in a whole-villa rental is usually a corner of the living room, a basement room, or a space carved out beside the dining area — with somebody else bedroom on the other side of the wall. The word soundproofing appears zero times in the facility and description text of all 100 listings.

Hence the useful question. "What time must we stop?" tells you how much of the evening you actually own. "Do you have a KTV?" tells you only that a row exists in a table.

3. Fifty-four of the 56 also have a game room

The overlap is startling: 54 of the 56 KTV villas also list a game room, 96 per cent. A further 44 have a tea room, 50 a pool, and 54 a meeting space (87 across the dataset).

A KTV almost never exists on its own in these houses. The people who want to sing, the people who want to play mahjong, the morning meeting and the evening party all use the same public area — usually the only room in the building that seats everyone at once.

For a group of 20 or more this is an advantage, provided you split the group on purpose. The waste is never a shortage of equipment; it is thirty people in one room waiting for the same song. Groups with children feel it first: once the kids are asleep, every high note has an owner.

So plan the handover, not the venue: cards before 20:00 for the non-singers, conversation to the tea room after 21:00 (44 villas have one), and whoever is left keeps the KTV. Five minutes with a pen saves half an hour of negotiation on the night.

4. The projector is in the bedroom, not the meeting room

Searching every room name: projector appears 37 times across 11 properties, all of them guest rooms — the 4K projector king room, the mountain-view projector twin, the AV suite. The word for AV room appears four times in three properties, and a private booth four times.

The terms that return zero hits are the ones that matter: projector unit, screen, speaker, handheld microphone, microphone, karaoke machine, song library. Eighty-seven villas have a meeting space, but meeting equipment is recorded no finer than a public address system (77) or a multimedia presentation system (62).

So "AV" in a listing most often means a projector mounted on a bedroom ceiling, not a 20-seat screening room. If you genuinely need to screen something for the group, ask meeting-room questions — screen size, laptop input, audio — not KTV questions.

5. KTV is a big-house feature, and small groups miss out

Coverage by sleeping capacity: 10 to 14 guests 6 of 14 (43 per cent), 15 to 19 guests 11 of 25 (44 per cent), 20 to 24 guests 23 of 31 (74 per cent), 25 to 29 guests 5 of 11 (45 per cent), 30 to 34 guests 2 of 6, and 40 or more 8 of 12 (67 per cent).

It is not a case of bigger is better. The 20-something band is the thickest. Those houses are mostly seven to nine bedroom villas with enough public area to wall off a room; a small courtyard house often has one living room and one kitchen and nothing spare. The same logic explains why only eight of the twelve 40-plus villas have a KTV — at that size the public area goes to meeting and dining first.

The practical conclusion: if a KTV is a must-have, aim for 20 or more guests and your odds jump from four in ten to seven in ten. For a group in the mid-teens, do not screen on it at all — check whether the one living room and kitchen can carry the weekend instead.

6. Schedule the KTV in the afternoon, not the evening

99 villas release rooms at 14:00 or later and 98 require checkout before 12:00. Stack that against quiet hours and the one unbroken, unrestricted block on Saturday is 14:00 to 18:00 — keys in hand, dinner not yet due, quiet clause not yet live.

Most groups default to singing after dinner instead. Start at 20:00, silence at 22:00, and you have two hours; where quiet starts at 21:00 (nine villas, four of them with a KTV) you have one. Being knocked on the door mid-song is worse than never starting.

The real conflict is with the barbecue. Working backwards: eat at 18:30, food on the grill at 17:30, skewering from 15:30 — straight through the afternoon block. A workable order is sing 15:00 to 16:30, then hand over to the skewers at 16:30, chaining the two rather than running them in parallel and needing everyone twice.

Sunday morning is the overlooked second window: 09:00 to 11:00 is outside quiet hours and before the drive home. But the house is already winding down — 98 villas want checkout by 12:00, and luggage, linen and rubbish all need owners — so a KTV rarely gets priority. If you want it, cap it at 09:00 to 10:00 and keep it clear of the room inspection.

7. Seven questions for the booking call

These seven close the information gap. The first four decide whether you can use it; the last three decide whether using it annoys anyone.

  • "Is the KTV a separate room or a corner of the living room? Does it have a door that closes?"
  • "How many microphones, wired or wireless, and who supplies the batteries?"
  • "Is there a karaoke machine with its own song library, or just an app on the TV that we have to subscribe to?"
  • "What time must we stop, and what happens if we run over — power cut, surcharge, or someone knocking?"
  • "Which floor is the KTV on, and is the room next door a bedroom?"
  • "Can we use it during the day? Are there restricted hours?"
  • "If some of the group turn in early, which rooms are furthest from that space?"

8. When not to pay for a KTV

A KTV is the fallback for the evening, not the main course of the trip. In these situations it is not worth paying more or changing house for:

  • Nobody in the group really sings: equipment quality across the 56 varies, and two awkward songs are worse than none.
  • One night only, with plans after dinner: the window is 20:00 to 22:00, and a meal plus the clear-up takes half of it.
  • Twelve guests or fewer: only 6 of the 14 smallest villas have a KTV, so screening on it removes far more houses than it keeps.
  • You already have other outlets: 65 villas have a pool, 71 a game room, 72 a tea room, 91 a lawn or garden. A group of 20 needs two or three parallel spaces anyway, and one fewer KTV will not kill the evening.
  • Or the reverse — if singing until midnight is the point: screen on the 12 villas whose quiet clause starts at 23:00 or later, not on the 56 with a KTV. The first decides whether you can use it; the second only decides whether a row exists in a table. Get the order wrong and you will book a fully equipped room that has to go silent at nine.
