1. The short answer: three rings

The right answer to "where should our Hangzhou team go" depends on headcount and on one question: are we staying overnight? On that basis the options fall into three rings, each with a different ceiling.

• City centre (0–30 min): restaurants, KTV, escape rooms, sports halls, hotel meeting rooms. Convenient — but you cannot stay over and you cannot stay together.
• Near suburbs (1–1.5h): guesthouses and farmstays around Lin'an, Tonglu and Fuyang. Overnight is possible, but whole-property rentals are scarce.
• Further out (1.5–2.5h): Moganshan (about 44 km straight line from Hangzhou, roughly 1.5 hours by car). The densest concentration of whole-villa rentals in the region.

2. City centre: convenient, with two hard ceilings

The advantages are obvious — short commute, plenty of choice, you can go straight after work. But past 15 people you hit two problems money cannot solve.

Ceiling one: nowhere to stay together. City hotels sell by the room, so 20 people means ten rooms, usually on different floors. You are together by day and separated by night: the late conversation, the corridor chat, the next-morning group photo — the parts people actually remember — all disappear.

Ceiling two: everything must be booked externally, and everything closes. KTV ends on the hour, an escape room is two hours, restaurants turn tables. Moving twenty people around a city means regrouping at every stop, and the waiting alone can eat two or three hours of the day.

• Suits: teams under 15, half-day activity, food-led.
• Does not suit: 20+, overnight, or any trip whose point is being together.

3. Near suburbs: overnight works, whole villas do not

Lin'an, Tonglu and Fuyang solve the overnight problem at an acceptable distance, and there is no shortage of guesthouses with good scenery.

But one difference is easily missed: the dominant product here is the shared farmstay, not the whole-property rental. Shared means you book a few rooms while the dining room, courtyard and activity areas are used by other guests — you want to run something in the courtyard and a family is having dinner next to you.

Whole-property options are comparatively rare here, and mostly small (3–5 bedrooms). Finding one that takes 20+ is not easy.

• Suits: 10–20 people, budget-conscious, fine with shared common areas.
• Check before booking: is the whole property ours, or are we booking several of its rooms?

4. Further out: why Moganshan keeps coming up first

Moganshan is about 44 km from Hangzhou in a straight line, roughly 1.5 hours by car — close enough for a day trip at a push, comfortable for an overnight. More importantly, look at the supply: this is the densest cluster of whole-villa rentals in the Yangtze River Delta.

We list and individually verified 100 whole-property rentals in Moganshan. The statistics below are all checkable:

• Format: 95 rented as a whole villa, 5 as a whole floor — none sell individual rooms. You get the building.
• Capacity: 10–75 people; 42 properties sleep 20–29 (the thickest bracket), 12 sleep 40+.
• Events policy: 84 explicitly permit events — a common trap elsewhere, where policies often state that parties and events are not allowed.
• Meeting space: 87 have a meeting or multi-function room, so working by day and switching to activities by night is feasible.

5. To be straight with you: when not to come to Moganshan

If this article answered every "Hangzhou team retreat" question with "Moganshan", it would be worthless. Here are the cases where I would advise against the trip:

• Fewer than 10 people. A whole villa is priced per property, so a small group cannot spread the cost. Under ten, a good restaurant plus one activity venue in the city will be just as good and much cheaper.
• Half-day activity, no overnight. Three hours of round-trip driving is pure loss, and it eats the activity time.
• Anyone who cannot manage a long drive. For pregnant colleagues, those badly affected by car sickness, or anyone with limited mobility, 1.5 hours of winding mountain road is a burden. The final section is steep and narrow — factor that in early.
• A very tight budget. The nightly rate itself may not exceed a city plan, but add transport (coach hire, fuel, tolls) and the total usually does.
• If all you want is dinner and karaoke. The city handles that perfectly well. No need to travel.

6. The one number that settles it

Among our 100 Moganshan listings, one figure captures the real difference: 81 check in from 14:00 and 90 check out by 12:00 — you hold the property for about 22 continuous hours, with everyone inside it.

That is the true contrast with a city plan. In the city you must keep regrouping: meet at the restaurant, meet at the KTV, then disperse to rooms. Every regroup has a cost, and it rises with headcount. A whole villa removes that cost entirely — everyone is in the same building and can talk whenever they like.

So the test is simple:

• Do you want to do something together, or to be together? The first works in the city; only the second justifies the drive.
• Under 15 people: city centre or near suburbs; better value.
• 20–29 people: the sweet spot for a whole villa (42 options in Moganshan), where being together starts to outweigh the drive.
• 30+ people: the city is effectively ruled out — nowhere can host you for both sleeping and activity — so a whole villa further out is close to the only answer.

• 30–39: local options are effectively out. Go straight to properties that sleep 40+ — a bigger house leaves tolerance. Only 7 Moganshan properties sleep 30–39, so that band is very narrow.
• 40+: confirm coach access and whether everyone can be seated at once. Only 12 properties qualify; start a month or more ahead.
